The terms for using CostToClose's calculators: permitted use, intellectual property, no advice, limitation of liability, advertising, and governing law.
Last updated: 17 September 2026
By using costtoclose.ca ("the site") you agree to these terms. If you do not agree, please do not use the site.
1. What the site is
The site provides calculators and written guides about residential real estate costs in Canada, for general information. It is not advice and does not create any professional relationship. See the Disclaimer.
1a. Who operates this site
CostToClose is operated by R. Tiwari, individually — no separate corporate entity has been formed for the site. Where these terms refer to "CostToClose," "the site," "we," "us," or "the operator," they mean R. Tiwari operating as CostToClose.
2. Permitted use
You may use the site for personal, non-commercial purposes: running calculations, reading guides, saving your own inputs in your browser, printing or exporting your own results, and sharing links to them. You may quote short passages with attribution and a link. Real estate, mortgage, legal, and financial professionals may also use the site's calculators and share PDF exports or share-links with their own clients as part of ordinary professional service.
You may not: copy, scrape, or reproduce the calculation engine, guides, or data files for redistribution or for a competing service; remove attribution or the source and date notices; use automated tools to access the site at a volume that degrades it; or misrepresent the site's output as advice from CostToClose or its author.
3. Intellectual property
The site's text, calculators, code, design, and the name CostToClose are owned by the site's operator and protected by Canadian and international copyright law. Government publications cited on the site belong to their respective governments. Trade marks referred to (including MLS®, REALTOR®, CMHC, and the names of lenders and insurers) belong to their owners and are used only for identification.
4. No warranty
The site is provided "as is" and "as available." We do not warrant that it will be uninterrupted or error-free, or that any calculation, figure, or statement is accurate, complete, or current. Rules and rates change and a figure correct on the date shown may not be correct today.
5. Limitation of liability
To the fullest extent permitted by law, CostToClose and its operator are not liable for any direct, indirect, incidental, consequential, or special loss or damage arising from use of, or reliance on, the site or its content, including any decision made or transaction entered into on the basis of a calculation or guide. Some jurisdictions do not allow certain exclusions; in those jurisdictions our liability is limited to the extent permitted.
6. Advertising
The site displays advertising served by Google AdSense. Advertisers do not influence content. Your interaction with an advertisement is between you and the advertiser. See the Privacy Policy for how advertising cookies are used and how to opt out of personalised advertising.
7. Third-party services
The address search uses a third-party geocoding service; the ads use Google's services; some pages link to government and other external sites. Those services and sites have their own terms and privacy practices, which we do not control.
8. Changes
We may change the site or these terms at any time. The date at the top shows the current version. Continued use after a change means you accept the changed terms.
9. Governing law
These terms are governed by the laws of the Province of Newfoundland and Labrador and the federal laws of Canada applicable there. Any dispute will be brought in the courts of Newfoundland and Labrador.
