About CostToClose

CostToClose is a set of free calculators for people buying or selling a home in Canada. Most calculators online are built for the US market and quietly get the Canadian details wrong — semi-annual mortgage compounding, CMHC insurance, and land transfer tax that changes at the provincial and sometimes municipal level. CostToClose exists to give Canadians tools built around how home buying actually works here, without a login or a sales pitch.

How the calculators are built

Each calculator is based on publicly published rates and formulas: the Canadian semi-annual mortgage compounding rule, CMHC's published insurance premium schedule, and the land transfer tax legislation of each province (and, where relevant, the City of Toronto and City of Montreal). Sources are noted next to the relevant results.
