Alberta has no land transfer tax — only small, flat title and mortgage registration fees — making it one of the lowest total closing cost provinces in Canada. Budget mainly for legal fees, title insurance, and CMHC insurance if applicable, without the large land transfer tax bill common elsewhere.

Registration fees instead of land transfer tax

Instead, you'll pay a small title registration fee and a separate mortgage registration fee, both calculated on a modest flat or near-flat basis rather than as a percentage of the purchase price, regardless of whether the home costs $300,000 or $900,000.
